Terms & Conditions of Use

  1. CHECK-IN TIME IS AFTER 3 p.m. Pacific Time.
    CHECK-OUT TIME IS 10 a.m. Pacific Time.  Early check-ins and/or late check-outs may be approved by the Owners if requested.  Without approval late check-outs will be charged $25.00/hr.
  2. RENTER- The Renter is the person making this reservation on behalf of all other guests who will occupy the Lodge.
  3. OCCUPANTS- Only the Renter, the Renter’s family members and friends are authorized to occupy the Lodge during the rental period.  This agreement does not create a tenancy or residence.
  4. DAYTIME GUESTS-  No daytime guests shall be invited to visit the Lodge by the renter without prior approval from the owners.
  5. SMOKING IS PROHIBITED inside the Lodge and on the decks and porches.  Smokers may smoke in their cars or use the small cleared area across from the house and are responsible for the extinguishing and disposal of all cigarette butts in the outside smoking receptacle.
  6. NOISE- No loud music or voices shall emanate from the property after 9:00 PM in consideration of our neighbors who live nearby.
  7. PETS are not permitted inside the Lodge under any circumstances.
  8. MINIMUM AGE OF RENTERS- We will not rent to vacationing students or singles under the age of 25 unless accompanied by an adult guardian or parent.
  9. RENT PAYMENTS-
    1. For rentals with arrival dates 60 days or less from the date of this reservation, rent payments must be made in full.
    2. For rentals with arrival dates beyond 60 days from the date of this reservation, a payment plan may be approved by the Owners or the Local Property Manager.
    3. With a payment plan, payment in full must be made 60 days prior to the arrival date for the rental.
    4. For balance of payment not made by the due date, the reservation may be cancelled and the first ½ of the rent paid by the Renter may be forfeited at the discretion of the Owners or Local Property Manager.
  10. CANCELLATIONS and CHANGES REQUESTED BY RENTER-
    1. Requests for cancellations or changes by the renter can be made by phone or email.
    2. For cancellations that are made more than sixty (60) days prior to the arrival date any rent money paid will be refunded.
    3. For cancellations that are made between thirty (60) or sixty (30) days prior to the arrival date, ½ of the rent money paid will be refunded if the rental was paid in full at the time of cancellation.
    4. For cancellations that are made within thirty (30) days of the arrival date the full rental amount will be forfeited.
    5. A reduction in the balance of rent due will be allowed for changes that result in a shortened stay or fewer guests if made more than sixty (60) days prior to the arrival date and the resulting stay is equal to or more than the minimum for that season.
    6. Changes to the length of stay that result in a shortened stay or fewer guests that are made within sixty (60) days of the arrival date will not reduce the cost of the rental.
    7. Early departure does not warrant a refund of the Rent Payment(s).
  11. WHAT IS PROVIDED IN THE COST OF THE RENTAL-  The use of the Lodge and all its contents includes the following (with some exceptions where noted with signs)
    1. Bed linens, blankets, pillows, towels, hand and bath soap, toilet paper.
    2. The yard and property surrounding the Lodge
    3. Fire pit and outdoor furniture
    4. Wood for the stove and the outdoor fire pit
    5. Sauna and hot tub
    6. Use of the hiking trails on the property
    7. Local telephone service
    8. Internet service
    9. General cleaning as required to restore the Lodge to its original condition.
  12. ADDITIONAL CHARGES- No additional charges or claims for damages will be made if the following conditions are met.
    1. No damage has been done to Lodge and/or its contents.  Damage includes but is not limited to stains on carpets, towels, bedding and furniture.
    2. Nothing is missing.
    3. Furniture, books and games are in their original location(s).  Re-set time is $25.00/hr.
    4. All garbage, discards and recycle are placed in waste baskets, garbage/trash toter and/or recycle bins.  Clean up cost for disposing of improperly placed items is $25.00/hr.
    5. Dishes, silverware, kitchen tools and small appliances are cleaned and returned to their original locations except what’s in the dishwasher.  The cost for extra cleaning and resetting is $25.00/hr.
    6. No keys have been lost.   Fee for a lost key is $35.00.
    7. No late check-out. Cost per hour is $25.00 unless approval received prior to check out.
    8. No evidence of violation of the no pet rule. Cost for extra cleaning:  $25.00/hr
    9. No renter is evicted by the owner (or representative of the owner), or by local law enforcement.  Cost for eviction is $250.00.
  13. UTILITIES AND APPLIANCES- There will be no rebates, credits or refunds given for inoperable appliances, equipment failures or interruption of electric power.
  14. BEDDING AND TOWELS- Bed linens and bath towels are included in the Lodge rental.  However, daily maid service is not included.  If you plan a trip to the beach we suggest you bring your own beach towels.  We do not permit towels or linens to be taken from the Lodge.
  15. TELEPHONE – The telephone is provided for emergencies and local calls only.  There is no long distance service on this phone. Cell phones generally work well from the Lodge.
  16. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture any rental money, and the Renter will not be permitted to check-in.
  17. STORM POLICY – No refunds will be given for winter storm conditions unless Deer Park Road and/or Ripplebrook Drive (secondary roads leading to the Lodge) are blocked by ice and/or snow making it impossible to get to the Lodge from the Highway 101.  If this occurs, we will refund any deposits and/or rents collected and/or deposited.
  18. OWNER CANCELLATION- In the unlikely event that the Lodge would become uninhabitable prior to the reserved rentals dates the Owners will notify the renter(s) as soon as it is determined that the Lodge will not be habitable and refund all monies paid.
  19. EXCEPTIONS – Any exceptions to the above mentioned terms and conditions must be approved in writing, by e-mail or fax.
  20. HOLD HARMLESS- The Renter agrees to indemnify and hold harmless the Owners of the Lodge from and against any liability for personal injury, personal property loss or damage or inconvenience due to an Owner Cancellation (see above) sustained by any Occupant or Daytime Guest.
  21. APPROVAL AND AGREEMENT- Reserving and occupying the Lodge constitutes full agreement and compliance with these Rental Terms and Conditions.  I am executing this agreement on behalf of all the members of my group and understand that I will be held responsible for myself and other members of the rental group during my rental dates with respect to damage and any extra time required for clean up and resetting the Lodge to its original condition.
  22. LEGAL DOCUMENT- This is a legal document.  Any and all disagreements shall be handled in a Washington State Court and Washington State law shall apply.  In the event of litigation, the prevailing party shall be entitled to attorney’s fees.
